A siding replacement is a fairly quick home improvement project. However, if you live in a homeowner’s association (HOA) community, there may be additional steps that you have to take. 1. Read your HOA’s CC&Rs. As a homeowner, it’s your responsibility to read and understand the contents of your HOA’s Covenants, Conditions and Restrictions. Your HOA’s CC&Rs are updated from time to time so make sure to keep yourself informed. This will help you understand what is allowed and not allowed with your project.
2. Get preapproval. Before starting the project, be sure to have it approved by your HOA. Your HOA CC&Rs should include the steps of getting a preapproval from the board.
3. Hire qualified professionals. Make sure that the contractor you hire is trustworthy and experienced. Some HOAs also provide a list of contractors that have worked in the community. You may also find contractors on the recommendation of neighbors and friends.
4. Make sure your contractor understands the CC&Rs. If you’re hiring a contractor that is not yet experienced in your community, make sure to inform them of your HOA’s CC&Rs. As a homeowner, it will fall on you if anything goes wrong or is not in accordance with the CC&Rs.
5. Be a good neighbor. Take some time to tell your neighbors that you will be having a siding replacement. Additionally, you can follow the construction hours provided by the HOA to cause the least disturbance. This helps avoid problems that may arise with your neighbors.
6. Place all construction materials in the proper location. This includes all materials needed by the contractors and the trash created by the replacement. Make sure that trash will be disposed of properly. If your siding contractor also offers trash disposal for a price, it’s best to take advantage of the service.
