Metal roofs are expected to last about 50 years, while tile and slate roofs are expected to last over 100 years. Note that the operative word here is “expected,” because some factors may add or take away years from a roof’s longevity.
- Maintenance. Much like cars and air-conditioning systems, roofs are subject to wear and tear, and therefore require regular maintenance. Lack of maintenance may shorten the roof’s life span, as well as void its warranty coverage.

How to Determine Your Roof’s Age
If you can’t recall when your roof was installed, don’t worry. The following are the ways to determine it:
- Documentation about your roof includes the original contract, the final payment’s receipt, warranty paperwork or the building permit.
- Past communication with your roofer through text, email or chat may contain references to the roof’s completion and subsequent repairs.
- The house’s previous owners may also have information from warranty transfers and similar documents. They may also refer you to the original roofer.
