Your roofing system protects your commercial building from damage caused by the elements and keeps its occupants safe and comfortable. As a building owner, it is part of your responsibility to make sure that your roof stays in tip-top shape. The more you know about your commercial roofing system, the better you can take care of it and protect it from damage.
That said, it’s important to be aware of common red flags that may threaten your roof’s health and performance. Hinkle Roofing shares three of them here.
- Poor Insulation – Insulation is a significant part of any good structure and reputable roofing companies will always make sure to use the right type of product for your system. One indication that your roofers might not be as good as they claim to be is if they use phenolic foam insulation. Not many property owners use this type of insulation because of its poor reaction to moisture. Before the installation, be sure to ask your roofers what kind of insulation they are using.
- Pools of Water – Water pools on the rooftop may sound luxurious, but in reality, it’s a sign of uneven application of flat roofing materials. These increase your roof’s exposure to water and makes it more susceptible to cracks and rotting. If you notice water collecting in certain spots on your flat roof, your contractor might not have finished the work the right way.
- Missing Ballasts – Gravel and pavers are used in some flat roofing systems at times to hold down the membranes and shield them from ultraviolet (UV) rays and general wear and tear. Your commercial roofing contractor should make sure that ballast application is even throughout the entire system.
